Nambiar's Beverly Green project status — pre-launch, no construction has begun

Nambiar's Beverly Green construction status: there is no construction. Everything that exists at this pre-launch stage is on paper — the villa designs, a master plan drawn across 76 acres, and a Phase 1 layout defining 298 villa plots on 36 acres. K-RERA registration has been applied for and approval is expected by 20 August 2026; no work on the ground can be reported as a registered milestone before that grant.

This is the page most often padded, which is why we treat it carefully. There is no groundwork, no excavation, no levelling and no roads laid; there is no percentage of completion to quote; and no site photograph will be published here before registration. What follows is the project stage as we can actually evidence it, together with what we will add as each milestone is genuinely reached.

What Has Been Defined

One document gives the project its shape today, and that is the master plan. It organises the full 76 acres, out of which Phase 1 takes 36 acres and carries 298 villa plots. The Phase 1 mix runs to 135 plots at 35 × 55, 59 at 40 × 63, 30 at 36'9" × 55, 10 at 41'10" × 63 and 64 odd plots, split east and west facing. Planned land use comes to 49.16% residential, or 50.80% once the commercial block at the gate is counted.

Circulation and the green edge are fixed by the same layout: six landscaped parks along the southern boundary, 12 m and 12.19 m internal roads with 9.14 m secondary roads, an entrance plaza with a dedicated bus bay, a retail and commercial block at the gate, and a 220 kV HT line realigned along the southern boundary. For setbacks the schedule followed is the Karnataka Gazette Part-IVA, Table 8 entry for plots of 150–250 sq.m — 1.0 m front, 0.8 m rear and 0.8 m at the sides.

Every villa is drawn as G+2 with a private lift reaching all three levels. The ground floor holds living, dining, kitchen and one bedroom; the first holds three bedrooms around a double-height void; the second is given over entirely to terrace — a multipurpose room, a celebration terrace, a wellness terrace, a yoga deck, a dance deck and a barbeque zone. Completing the plan are covered parking for two cars, a driver's toilet, a separate domestic-help room with bath, and a utility. On a 35 × 55 plot of 1,925 sq.ft. the villa runs 3,732 to 3,782 sq.ft.; on a 40 × 63 plot of 2,520 sq.ft. it runs 4,627 to 4,638 sq.ft.

What Has Not Happened Yet

Stating this plainly is more useful to you than a progress bar:

  • K-RERA registration has been applied for; approval is expected by 20 August 2026, and no registration number has been allotted. Verify that yourself at rera.karnataka.gov.in.
  • The project has not launched. The developer's stated launch date is 20 August 2026, and it falls after the expected K-RERA approval rather than before it — registration first, launch second. Completion is stated for 31 December 2030 and the developer's stated possession date is 15 January 2031. Those are the developer's stated dates; none of them is a commitment until it is declared in the registration, and we do not treat them as milestones achieved.
  • No sanctioned-plan or clearance references have been shown to us, so we make no claim that any approval is in place.
  • No site works have been reported to us — no clearing, levelling, roads, drainage or utilities.
  • No sales office or model villa is open, and we quote no visiting hours for one.
  • Prices and charges are indicative and subject to change until they are registered.

How This Page Will Be Updated

A milestone goes on this page only once it can be evidenced, and we will say what the evidence is when it does. In the order we expect them:

  1. K-RERA registration granted — we publish the registration number and link the portal listing, and the registered areas and dates replace the indicative ones across this website.
  2. Launch announced — the launch name, the released inventory and the price list as registered.
  3. Quarterly progress filings — once a project is registered, the promoter files progress with K-RERA every quarter and those filings are public. We will link them rather than paraphrase them.
  4. Site works — recorded here as the filings record them, in the promoter's own terms, without embellishment.
  5. Photography — site photographs will appear only after registration. Until then this page carries master-plan artwork and renders only.

What You Can Do at This Stage

  • Register your interest. Expressions of interest are being taken now, from ₹5 lakh. An expression of interest puts you on the list to be told when registration is granted and the launch particulars are published. It is not an allotment and reserves nothing, and it is fully refundable if you choose not to proceed at any point before you sign a formal agreement.
  • Check K-RERA yourself. Search the project name and the promoter name Nambiar Builders at rera.karnataka.gov.in. If nothing is returned, the project is not registered.
  • Read the layout and the villa plans and compare them against the registered documents when those are published.
  • Do not commit money before registration. Under the Real Estate (Regulation and Development) Act, 2016 a project may not be advertised, marketed or sold until it is registered.

Frequently Asked Questions about Construction Status

1. Has construction started at Nambiar's Beverly Green?

No, it has not. This remains a pre-launch project with no construction under way. Drawings exist — the master plan, and a defined Phase 1 layout of 298 villa plots across 36 acres — but nothing stands on the ground, and no site works have been reported to us.

2. Why is there no percentage of completion on this page?

Because nothing exists to measure. A completion percentage means something only when it is set against a registered scope and a registered timeline, and this project has neither. Quoting one today would be an invention.

3. Where can I independently verify the project's progress?

Go to the Karnataka RERA portal at rera.karnataka.gov.in, which is the authoritative source. After a project is registered the promoter has to file quarterly progress reports there, and those filings are publicly viewable — so any claim made on this or any other channel-partner site can be checked against them. As things stand today, the project is not listed.

4. When will the villas be ready?

Two dates have been stated by the developer: completion on 31 December 2030 and possession on 15 January 2031. Read them as stated dates rather than commitments. A handover date becomes real, and becomes enforceable, only once it is recorded in the K-RERA registration — and that registration has been applied for but not yet granted. Everything that happens in between will test a date more than four years out, so treat the registered Agreement to Sale as the document that binds.

5. Can I visit the site or a model villa?

Not at this stage. No sales office is open, no model villa is open, and nothing has been built on site to view. Register your interest through the contact page and we will tell you when the developer opens the project for visits.

6. Why are there no site photographs here?

Site imagery has no business in the marketing of a pre-registration project, and a photograph of undeveloped land tells you nothing reliable about what will eventually stand on it. Master-plan artwork is what this page carries instead. Photographs will follow once the project is registered and there is genuine work to show.
