1. What exactly is Nambiar Beverly Green?
A pre-launch gated villa community by Nambiar Builders at Bilwaradahalli on Bannerghatta Road, Bangalore 560083. The master development runs to 76 acres; Phase 1 covers 36 acres and 298 villa plots, each for a G+2 villa. Nothing has been constructed.
2. Is “Beverly Green” the project’s registered name?
The project is at pre-launch stage and the Nambiar Beverly Green RERA has been applied for and is expected by 20 August 2026.
3. Who are Nambiar Builders, and what have they built before?
A Bangalore developer founded by the brothers Rajesh, Ramesh and Ratheesh Nambiar, developing in the city since 2009. The portfolio runs to Nambiar Bellezea, a 110-acre villa community; Nambiar Ellegenza, also villas; Nambiar District 25, a 100-acre township; and Nambiar Millennia, apartments.
4. Is there more to come after Phase 1?
Later phases are implied by the plan: the master plan covers 76 acres and Phase 1 accounts for 36. But no subsequent phase has been detailed, priced, dated or shown to us, and this website claims nothing about them.
5. Has anything been built on the land yet?
No. No construction, no groundwork, no percentage of completion, and no site works reported to us. Design and documentation are what exist: the master plan, the Phase 1 layout and the villa floor plans.
The Villas and the Floor Plans

6. Am I buying land to build on, or a finished house?
A finished house. There is no self-build here: Nambiar Builders constructs the villa and hands it over. The plot forms part of what you buy, but what is priced and delivered is the villa standing on it.
7. How is a villa arranged across its three levels?
G+2, with a private lift serving all three. At ground level, living, dining, kitchen and one bedroom; on the first floor, three more bedrooms arranged around a double-height void; and on the second, the floor given over to terrace.
8. Why is the second floor described as a terrace floor?
Because no family bedrooms or enclosed living rooms go on it. What the level carries is a multipurpose room or hall, a celebration terrace, a wellness terrace, a yoga deck, a dance deck, a barbeque zone and a utility terrace.
9. How many bedrooms are there, and where are they?
Four. Three of them are on the first floor around the double-height void; the fourth is at ground level, and that is the one that matters if an elderly parent or a guest should not be climbing stairs.
10. What plot and villa sizes are on offer?
Two principal footprints. A 35 × 55 plot of 1,925 sq.ft. carries a villa of 3,732 sq.ft. west facing or 3,782 sq.ft. east facing; a 40 × 63 plot of 2,520 sq.ft. carries 4,638 or 4,627 sq.ft. Phase 1 also holds 64 odd-shaped plots.
11. What parking and service space comes with a villa?
Two covered car spaces, a driver’s toilet, a utility, and a separate domestic-help room with a bath of its own.
12. Which fittings and finishes are specified?
None have been released. No flooring, joinery, sanitaryware, electrical or paint schedule has been published for this project, and none is guessed here. The K-RERA registration will carry the firm specification, and it will be published from there.
13. What community facilities are on record?
A 60,000 sq.ft. clubhouse, confirmed by the developer, and nothing further, so no swimming pool, gymnasium or sports court is on record. The layout adds six landscaped parks, an entrance plaza with a bus bay, and a retail block at the gate.

14. What does a villa here cost?
From ₹5.48 Cr for a west-facing 35 × 55 and from ₹6.82 Cr for a west-facing 40 × 63, with Phase 1 running to about ₹7.29 Cr at the top. Until registration, every figure is indicative.
15. Is the ₹13,499 per sq.ft. rate applied to the plot or to the villa?
To the villa’s saleable area, and not to the land under it. Apply the rate to the plot area instead and you get roughly half the real figure, which is the commonest arithmetic error made with this project.
16. Are the development and infrastructure charges payable on top of the quoted price?
No, and getting this right matters, because assuming otherwise overstates the cost by about ₹19 to ₹23 lakh. The development and infrastructure charge and 5% GST are already inside the quoted “from ₹5.48 Cr”. Registration, stamp duty and maintenance are what fall outside it.
17. Why does one villa cost more than another of the same size?
Facing and position. A preferential-location charge attaches to east-facing plots, and an east-facing corner on the larger footprint attracts the most. Nothing attaches to west-facing non-corner plots, which is why they set the “from” price in each footprint.
18. What is the maintenance charge?
₹48 per sq.ft. for the first year, including 18% GST, with a maintenance deposit of the same amount payable alongside it. All of that falls outside the quoted villa price.
19. Will you send me a price list for individual plots?
No, this website publishes no per-plot price sheet, and before registration no sheet should be treated as final. Ask instead for a written, dated quotation against a specific plot number, itemising the rate, every charge and the taxes.

20. Where is the project?
At Bilwaradahalli, on Bannerghatta Road, Bangalore, Karnataka 560083, in the southern part of the city, near Bannerghatta National Park. Gottigere is its postal head office, and the Bangalore South constituency is the one it falls in.
21. How far is it from anything?
Distances and travel times are given for schools, hospitals, malls, tech parks, metro stations and bus stops. The nearest school is Ryan International School at 3 km; Kempegowda International Airport is 68 km, about two hours by car.
22. How far is the nearest bus stop, and how good is the bus service?
Bilavaradahalli Cross is 190 m from the main gate, but it is thinly served, about fourteen departures a day, with no evening service. For daily bus use, plan around Bilavaradahalli at 1.5 km, which is frequent and runs direct to Majestic.
23. How close is the nearest metro station?
The nearest station in service is 12.5 km away, Yelachenahalli and Silk Institute on the operational Green Line. Kalena Agrahara on the Pink Line is closer at 6.3 km, but it is not open and has been delayed again; confirm with BMRCL.
24. What amenities and landmarks are near Nambiar Beverly Green?
Nearby are ten schools, eight hospitals, six malls and six tech parks, with the Bannerghatta Nature Camp 3 km away and Electronic City about 15 km. Each carries a measured car and bike travel time on the location pages.
K-RERA and Legal

25. Is Nambiar Beverly Green K-RERA registered?
Not yet. Registration has been applied for, with approval expected by 20 August 2026. Confirm that yourself at rera.karnataka.gov.in by searching the project name and the promoter name Nambiar Builders.
26. What changes once the registration is granted?
It becomes the legally binding source for the approved layout, areas and completion timeline, ahead of any brochure or website. Seventy per cent of buyer payments must be held in a separate account; the completion date becomes enforceable, with interest payable on delay.
27. Should I pay a booking amount now?
No. The Real Estate (Regulation and Development) Act, 2016 forbids a project being marketed or sold before registration, and money paid at this stage carries none of the statutory protections. Ask anyone pressing you to reserve a villa for the registration number first.
28. When is possession?
Possession is stated by the developer for 15 January 2031, after a stated completion date of 31 December 2030. Both are stated dates rather than commitments: a handover date becomes a commitment only once it is recorded in the K-RERA registration.
29. What should my advocate check, independently of RERA?
Title to the project land, with the encumbrance certificate from the jurisdictional sub-registrar; the sanctioned layout and the authority that sanctioned it; the pollution-control consent; and, where the project attracts one, the environmental clearance. None has been shown to us.
30. Does the person selling to me need a registration of their own?
Yes. To market a project in Karnataka a channel partner must hold its own K-RERA agent registration, searchable separately on the portal. Keep the two apart: an agent’s number says the agent is registered and nothing about the project.
The Buying Process

31. What can I actually do at this stage?
Register an expression of interest. These are being taken now, from ₹5 lakh. It is no allotment, reserves no villa and fixes no price, but is fully refundable at any point before you sign a formal agreement. Have that term written on your receipt.
32. Can I visit the site, a sales office or a show villa?
Not yet. No sales office and no model villa are open, and nothing has been built on the land to look at. We will say so when the developer opens the project for visits.
33. How do I get the floor plans and the brochure?
Ask through the enquiry form, and what the developer has released comes to you: the master plan, the Phase 1 layout, the villa floor plans for both footprints and the indicative rate. Keep a dated copy for comparison against the registered documents later.
34. What should I insist on having in writing?
Everything quoted to you: the plot number and facing, the areas, the rate, every charge itemised, the taxes, and the refund terms. All dated, on the promoter’s or agent’s letterhead. Before registration, a verbal quotation is worth nothing.
35. How will I know when the position changes?
It will show first on the K-RERA portal, and a quarterly check of your own is worth the two minutes. This website’s RERA page and update log will be revised once the registration exists, and anyone who has registered an interest will be told.
