Of every page on a project website, this is the easiest to fill with invented progress, and we would rather it stayed short and true. Put dates against a milestone log and you imply a schedule nobody has published, which would be indistinguishable from fiction. What follows instead is what is on record, what is not, and what has to happen before this page has anything to log.

What Has Actually Been Released
The master plan. Across the whole 76 acres it sets the project's shape: six landscaped parks along the southern edge, 12 m and 12.19 m internal roads with 9.14 m secondary roads, an entrance plaza carrying a dedicated bus bay, a retail and commercial block at the gate, and a 220 kV HT line realigned along the southern boundary. Planned land use is 49.16% residential, or 50.80% with the commercial block counted in.
The Phase 1 layout. 36 acres holding 298 villa plots: 135 plots at 35 × 55, 59 at 40 × 63, 30 at 36'9" × 55, 10 at 41'10" × 63 and 64 odd plots, each size split between east and west facing. The setbacks come from the Karnataka Gazette Part-IVA, Table 8 schedule for plots of 150–250 sq.m — 1.0 m front, 0.8 m rear, 0.8 m at the sides.
The villa floor plans. Every villa is G+2 with a private lift serving all three levels. Ground level takes living, dining, kitchen and one bedroom; the first holds three bedrooms around a double-height void; and the second floor goes entirely to terrace — a multipurpose room, a celebration terrace, a wellness terrace, a yoga deck, a dance deck, a barbeque zone and a utility terrace. Completing the plan are covered parking for two cars, a driver's toilet, a domestic-help room with bath and a utility. On a 35 × 55 plot of 1,925 sq.ft. the villa runs 3,732 to 3,782 sq.ft.; on a 40 × 63 plot of 2,520 sq.ft. it runs 4,627 to 4,638 sq.ft. The drawings are on the villas page.
Indicative pricing. The quote runs from ₹5.48 Cr, struck at ₹13,499 per sq.ft. of saleable area with the development and infrastructure charge and 5% GST included, and registration, stamp duty and maintenance excluded. A preferential-location charge attaches to east-facing and corner plots. Until it is registered, every figure is indicative and subject to change; the basis for it is set out on the price page.
Why There Are No Dates on This Page
Publish a date only when a document stands behind it. On this project, nothing does yet:
- No registration, so no registered timeline. A completion date becomes a commitment when it is recorded in the K-RERA registration, where missing it carries statutory consequences for the promoter. There is no registration here, so there is no such date to report.
- No launch announcement. The developer has not announced a launch, and we will not infer one from activity, from a price sheet or from anything said in conversation.
- No work to date-stamp. No clearing, levelling, roads, drainage or utilities have been reported to us, so there is no event whose date could honestly be recorded.
- No approval references. No sanctioned-plan or clearance reference has been shown to us, so we make no claim that any approval is in place, and we cannot date one.
An empty log is preferable to a plausible one. Should you come across a dated milestone list for this project anywhere, ask which document each date came from, then check the answer against the K-RERA portal.
What Will Be Posted Here, and When
The order below is the order the project will reach them in. Every entry will carry the date it was posted here, and every entry will name the document it came from:
- K-RERA registration granted. The first real entry. We will publish the registration number, link the portal listing, and replace the indicative areas, charges and dates across this website with the registered ones.
- Launch and inventory released. The launch name as registered, the inventory released for sale, and the price list as filed — not as quoted.
- First quarterly progress filing. Once registered, the promoter updates the project's page on the authority's website every quarter. From that point this log follows the filings.
- Site works. Clearing, levelling, internal roads, drainage, water and electrical infrastructure, then villa construction — each recorded as the filings record it, in the promoter's own terms, without embellishment.
- Approvals and clearances. Recorded when a reference number exists that you can check, and not before.
- Photography. Site photographs only after registration, and only when there is genuine work to show.
Where Each Future Update Will Come From
After registration, this page takes the promoter's quarterly filings to K-RERA as its primary source, in preference to anything the sales channel tells us. Section 11 of the Real Estate (Regulation and Development) Act, 2016 requires the promoter to maintain the project's page on the authority's website and to update it every quarter. What such a filing ordinarily carries is the units booked and the inventory remaining, physical progress against the registered scope with a stated percentage of completion, progress on internal roads and services, the status of approvals still outstanding, current photographs of the work, and any revision to the completion date together with the reason for it.
The commitment here is deliberately narrow and specific: every progress entry posted here after registration will be sourced from the K-RERA filings and linked to them, so you can read the original rather than our paraphrase. Anything posted that does not come from a filing — a developer announcement, for instance — will be labelled as such. And a gap in the filings will be reported as a gap rather than glossed over; the authority publishes defaulters for non-filing, and a promoter who stops filing is telling you something.

Why There Is No Site Photograph on This Page
Two reasons account for the absence of a site photograph. The first is that there is no construction to photograph — a picture of undeveloped land tells you nothing reliable about what will be built on it. The second is that a project which is not registered should not be marketed with site imagery at all. This page therefore carries master-plan artwork only, and will carry photographs once the project is registered and there is work to show. What to Do Between Updates
- Check the portal yourself. Search the project name and the promoter name Nambiar Builders at rera.karnataka.gov.in. If nothing is returned, the registration has not yet been granted — an application in process does not appear on the registered-projects list. A check once a quarter is a sensible rhythm.
- Register your interest if the project suits you. Expressions of interest are being taken now, from ₹5 lakh. An expression of interest records that you want the registration number and the launch particulars when they are published. It is not an allotment and it reserves no villa, and it is fully refundable if you choose not to proceed at any point before you sign a formal agreement.
- Keep what you are given. Ask for the Phase 1 layout, the villa plans, the areas and the rate in writing and dated, so you can compare them with the registered documents later.
- Do not commit money before registration. Under the Act a project may not be advertised, marketed or sold until it is registered, and money paid before registration has none of the statutory protections around it.

5. Another website shows a possession year for this project. Which is right?
Put the question back: which document did that year come from? No completion or possession date has been announced for this project, and a date becomes a commitment only when it appears on the K-RERA registration. Any year quoted today, even a bare one, is somebody's estimate rather than a disclosure.
6. How will I be told when this page changes?
