The assessment is qualitative throughout: it says what the record supports, what it contradicts and where it is simply silent, rather than compressing a project still largely on paper into a number. Location
The address is Bannerghatta Road, Bilwaradahalli, Bangalore 560083, at 12.823744, 77.571837, south Bangalore, with Gottigere as the postal head office and the parcel falling in the Bangalore South constituency. The defining feature is the edge condition rather than the pincode: the land lies 3 km from Bannerghatta Nature Camp, run by Jungle Lodges & Resorts, and near Bannerghatta National Park. A green edge is the reason most buyers look this far south in the first place.
On the everyday tests, the surroundings are measured rather than described. Schooling is the strongest of them: Ryan International School at 3 km, EuroSchool Bannerghatta at 4 km, ORCHIDS The International School and Chrysalis High School, Bannerghatta Road at 4.1 km each, The Samhita Academy at 7.3 km, National Public School JP Nagar at 8.3 km, 21 minutes by car, 17 by bike, VIBGYOR High Bannerghatta at 8.9 km by car and 7.8 km by bike, Candor International School at 10.7 km, Christ Academy ICSE School at 11.1 km and Delhi Public School Bengaluru South at 13 km. Four campuses lie within 4.1 km of the gate, which is the single strongest thing the immediate neighbourhood has going for it.
Healthcare thins out faster. The nearest is Medax Hospitals at Gottigere, 5.9 km, 20 minutes by car and 18 by bike, followed by Noble Multispecialty Hospital at 6.8 km and Narayana Nethralaya at 7.3 km, an eye hospital, not general emergency cover, and worth reading as such. Sri Sairam Hospital, Hulimavu is 9.7 km, Fortis 10.1 km, Apollo 10.9 km. The two large tertiary options show why kilometres are the wrong unit on this corridor: Manipal Hospitals, Jayanagar is nearer at 13.4 km but slower at 49 minutes, while Narayana Institute of Cardiac Sciences is 18.6 km and 42 minutes, because one route runs through dense inner-city roads and the other along a faster arterial. Retail is a shorter list, Royal Meenakshi Mall at 7.5 km, Nexus Vega City Mall at 11.2 km, Forum South Bengaluru and Elegance Mantri Mall (also written Mantri Elegance) at 11.6 km, Gopalan Innovation Mall at 13 km, and M5 Ecity Mall at 17.9 km by car or 17.3 km by bike.
Connectivity
Everything here hangs off one arterial. Bannerghatta Road is Karnataka State Highway 87, and it is the corridor every figure below depends on, the schools, the hospitals, the tech parks and the metro stations are all measured along it. That makes it a strength on a normal day and the obvious concentration risk on a bad one, and it is why a buyer should judge this address by driving the corridor at commuting hours rather than by reading a distance table, this one included.
Metro is where most marketing copy on this corridor overstates itself, so it is worth being exact. The nearest station a buyer can use today is 12.5 km away, Yelachenahalli or Silk Institute, both on the Green Line. Kalena Agrahara, the Pink Line's southern terminus and formerly named Gottigere, is 6.3 km away and is not open. BMRCL is expected to open the 7.50 km elevated stretch from Kalena Agrahara to Tavarekere in late August or early September 2026, and the station's own status is given as final stages before operations. That target has already moved: December 2025, then 15 August 2026, and Deccan Herald reported in July 2026 that the August deadline was likely to be missed because signalling validation is still pending ahead of the statutory CMRS safety inspection. The full corridor through to Nagawara was put at March 2027 by Greater Bengaluru Development Minister Krishna Byre Gowda in June 2026, reported by The Hindu and The New Indian Express. Journey time to the city centre once running is projected at about 25 minutes, which is a projection and not a measured figure. Confirm the current position with BMRCL before letting the metro carry any weight in your decision.
Buses are better than the metro position suggests, provided you read the frequency and not just the distance. Bilavaradahalli Cross is 190 m from the main gate, but the service there is thin, about 14 departures a day on routes 371-A, 371-C and 371-D to KR Market and Kempegowda Bus Station, 398-B to Chandapura and Kaggalipura, and 211-NB to Bannerughatta Circle. Anyone commuting daily by bus should be looking instead at Bilavaradahalli, 1.5 km away, which is frequent and direct to Majestic on routes 365-D, 365-DB, 365-E, 366-C, 366-G, 366-M and 215-Z, or at Bannerughatta Circle, 2.3 km away and the busiest of the three, carrying 365-P, 365-J, 366-E, 366-Q, 366-Z, 368, 370-A and KIA-14A direct to the airport. From Kempegowda and Majestic the run out is about 1 h 13 min to Bannerughatta Circle and about 1 h 7 min to Bilavaradahalli. BMTC spells the stops Bilavaradahalli and Bannerughatta; the site follows the owner's address spelling of Bilwaradahalli and Bannerghatta, so either search finds the same place.
On the wider network: Electronic City is 15 km, 30 minutes by car and 30 minutes by bike, and Kempegowda International Airport is 68 km, 2 h by car and 1 h 58 min by bike. That airport run is long, and stating it plainly is more useful than burying it, the site is in south Bangalore and the airport is north of the city, which no amount of copywriting changes. The corridor also meets the NICE Road peripheral ring, but no measured distance to that junction is available, so none is quoted here. For work, the tech-park picture repeats the hospital lesson: Primeco Towers is 10.6 km at 29 minutes by car and 36 by bike, the one entry where the bike is slower, Kalyani Magnum Tech Park is 11.7 km but 45 minutes, IBC Knowledge Park 13.9 km and 52 minutes, Velankani Tech Park 14.8 km yet only 33 minutes, AMR Tech Park 15.1 km and 46 minutes, AKR Tech Park 18.9 km and 46 minutes. A buyer choosing between employers should weigh the minutes, not the kilometres.
The Villa
The product is a built villa on its own plot, not a piece of land. The master development runs to 76 acres; Phase 1 covers 36 acres and holds 298 villas, split across the 35 × 55 footprint (135 plots), the 40 × 63 (59), the 36'9" × 55 (30), the 41'10" × 63 (10) and 64 odd plots.
The floor a buyer should judge this scheme on is the top one. Each villa is G+2 with a private lift serving all three levels and four bedrooms, one on the ground floor, three on the first around a double-height void, plus covered parking for two cars, a driver's toilet, a separate domestic-help room with bath and a utility. Then the second floor is a terrace level: a multipurpose room and hall, a celebration terrace, a wellness terrace, a yoga deck, a dance deck, a barbeque zone and a utility terrace. What distinguishes this product is that top level rather than the bedroom count, and it is the part of the drawings most worth going through line by line before committing anything.
The number that matters commercially is the gap between land and building. A 35 × 55 plot is 1,925 sq.ft. carrying 3,732 sq.ft. of saleable area west facing and 3,782 sq.ft. east facing, a ratio close to 1.95×. A 40 × 63 plot is 2,520 sq.ft. carrying 4,627 sq.ft. west facing and 4,638 sq.ft. east facing, a ratio of 1.84×. You are buying saleable area, so the ratio tells you how much building stands on how much ground, and the answer here is a lot of building. Setbacks under the Karnataka Gazette Part-IVA, Table 8 for plots of 150–250 sq.m are 1.0 m at the front, 0.8 m at the rear and 0.8 m at the sides, so these villas stand close to their boundaries, check the elevations against your neighbour's before assuming the privacy a villa usually implies.
Pricing is indicative and subject to change: the rate is ₹13,499 per sq.ft. of saleable area, giving a 35 × 55 from ₹5.48 Cr and a 40 × 63 from ₹6.82 Cr, with the range topping out at ₹7.29 Cr for an east-facing corner 40 × 63. Those figures already include the development and infrastructure charge and 5% GST; registration and stamp duty are outside them, and east-facing and corner plots carry a preferential-location charge that west-facing non-corner plots do not, which is why the west-facing plots set the entry price. First-year maintenance runs at ₹48 per sq.ft. inclusive of 18% GST, with a maintenance deposit of the same amount. On the ground, what is documented in the layout is the 12 m and 12.19 m internal roads, the 9.14 m secondary roads, the entrance plaza with a dedicated bus bay, a retail and commercial block at the gate, and a 220 kV HT line realigned along the southern boundary, a detail worth locating on the master plan against the plot you are shown.
The Developer
Nambiar Builders is part of the Nambiar Group, a privately held Bangalore developer founded by the brothers Rajesh, Ramesh and Ratheesh Nambiar, building in the city since 2009 and working from a corporate office at Marathahalli. Four projects can be gone and looked at: Nambiar Bellezea, a 110-acre villa community on Sarjapur Road; Nambiar Ellegenza, villas again; Nambiar District 25, a 100-acre township on Sarjapur Road; and Nambiar Millennia, apartments. Two of the four are villa projects, and Bellezea at 110 acres is larger than the 76 acres here, low-density villa work at scale is this builder's specialism, and it is the relevant experience for a scheme of 298 villas.
None of that has to be taken on our word. Start at the Karnataka RERA portal, rera.karnataka.gov.in, and search under the developer name. A registered project carries a declared completion date together with every revision made to it, quarterly progress filings and any complaints on record, and the distance between the first declared date and the last revised one is the most honest measure of delivery behaviour available to a buyer with no inside contacts. Then read owner discussion of the delivered projects on the usual portals and resident forums, looking for what repeats rather than for individual opinions: whether roads, water, sewerage and power were finished at handover, how quickly construction snags were closed, how the owners' association handover went, and what the landscaping and common areas look like three to five years on. A last checkable point on standards: at District 25 the developer specifies vitrified tiles, engineered wood flush doors, UPVC windows, concealed copper wiring with modular switches, rainwater harvesting and CCTV. That is what Nambiar specifies on a different project, and it is an apartment township with a 3,00,000 sq.ft. clubhouse across 7 acres, five times the size of the one here. Read it as evidence of standards, never as this project's schedule.
How Nambiar Positions This Project
In the developer's own words, this is a "Nature & Eco-themed Villa Community", with an "eco-inspired design language", "lush green landscapes" and "thoughtfully planned open spaces". Those are Nambiar's claims, and on this page they stay attributed to Nambiar. Taken at face value they are consistent with the site: a national-park-edge parcel, a G+2 low-rise product with no towers, and six landscaped parks documented along the southern edge of the layout. What they are not is a certification. No IGBC, LEED or GRIHA rating is on record for this project, and an eco theme is a design intention until a rating body says otherwise, so a buyer who cares about this should ask for the certification in writing, along with the open-space percentage, no open-space figure has been published for this project, and any percentage quoted elsewhere belongs to something else.
What Is Not on Record Yet
Three gaps are worth knowing before an EOI rather than after. The clubhouse is on record but its facility schedule is not: 60,000 sq.ft. including a duplex and indoor amenities is what the developer has confirmed, and no pool, gym, sports court or jogging track appears on any list we hold, so none is listed here. No specification schedule has been released, which leaves flooring, fittings and finishes unknown for this project. And the K-RERA registration is still in process, it has been applied for, approval is expected by 20 August 2026, and the number is pending. The sequence the developer has stated is worth noting in its favour: registration first, launch second, with the launch stated for 20 August 2026 and only after approval. Pre-launch begins on 10 August 2026, the stated completion is 31 December 2030 and the stated possession is 15 January 2031, the developer's stated dates rather than commitments, since a possession date binds contractually only once it is declared in the registration. EOI is open now from ₹5 lakh and is fully refundable if you choose not to proceed, at any point before signing a formal agreement.
Checks Worth Making Before You Commit an EOI
An EOI is refundable before you sign a formal agreement, but the homework it should trigger is not optional. Four checks do most of the work:
- Drive the corridor at 9 a.m. and again at 7 p.m. Every distance on this page is measured along State Highway 87, and no table on any website measures what that corridor feels like on a Monday.
- Ask in writing for the clubhouse facility schedule and the specification schedule. Neither has been released. Whatever comes back in writing is what you can hold someone to.
- Read the K-RERA registration against everything you were shown once it is granted, registered plan, certified areas, declared dates. Where the two differ, the registration is the one that counts.
- Check the metro position with BMRCL directly. The elevated stretch has been re-dated twice already, so treat any opening date, including the one on this page, as the position on the day it was written.
