These pages do something different: they explain the concepts a buyer needs in order to read those pages critically.
The subject of most of what follows is not this project at all: it is the vocabulary of an Indian property transaction — saleable area, preferential-location charges, undivided share, registration under the Real Estate (Regulation and Development) Act, eco-sensitive zones — terms that turn up on cost sheets and in agreements and are rarely defined for the person signing them. Where one of them bears directly on this project, we work it through using this project's own figures instead of an invented example.
What These Pages Will and Will Not Do
Everything here is shaped by two commitments, and they are worth stating, because they cut against the usual habits of the category.
We do not publish numbers we cannot verify. That means no appreciation percentages or absorption rates for the corridor. It does not mean withholding a timetable we hold in full: the complete day's service at the nearest bus stop, Bilavaradahalli Cross, is published — fourteen departures, first at 5:51 AM and last at 7:04 PM, so there is no evening or night service from it. Timings as shown on Google Maps in July 2026. BMTC schedules change — check the live departure board at mybmtc.karnataka.gov.in before you travel. No times are published for the other two stops, whose held lists cover partial windows rather than a full day. What we do publish is measured: 3 km to the Bannerghatta Nature Camp, ten school distances, eight hospital distances, six mall distances, six tech-park distances, three metro-station distances, three BMTC bus-stop distances — 190 m to Bilavaradahalli Cross, which is limited at about fourteen departures a day, 1.5 km to Bilavaradahalli and 2.3 km to Bannerughatta Circle — 15 km to Electronic City — 30 min by car, 30 min by bike, and 68 km to Kempegowda International Airport — 2 h by car, 1 h 58 min by bike. That last figure is a long way, and we would rather print it than leave a gap a reader fills in optimistically. Measured travel times accompany the schools, the hospitals, the tech parks, Electronic City and the airport; malls are distance-only, and travel times are typical figures that vary with traffic and time of day. Expressions of interest are being taken now, from ₹5 lakh, and are fully refundable if you choose not to proceed at any point before you sign a formal agreement. The dates we publish for this project are the developer's stated dates and are labelled as such throughout: pre-launch is 10 August 2026, K-RERA approval is expected by 20 August 2026, launch follows on 20 August 2026 only once that registration is in place, completion is stated for 31 December 2030, and the developer's stated possession date is 15 January 2031. None of those is a commitment until it is declared in the registration. Where a number would be useful and we cannot stand behind it, we argue the point qualitatively instead and tell you where to check it yourself.
We state the project's regulatory position plainly. K-RERA registration for this project has been applied for; approval is expected by 20 August 2026 and no number has been allotted; it is pre-launch. Applied — in process, number pending — is the status: the developer has confirmed the application and the expected approval by 20 August 2026, and approved is not a word we use for it, since only a portal listing evidences that. The areas, plans, payment terms and completion date declared in the registration, once it is granted, become the legally binding version and supersede anything on this website.
