For Nambiar Builders, the record that matters to a pre-launch buyer is the part you can check independently, because with nothing yet built, no regulatory registration in place and no resident community to question, the developer’s own track record is very largely what you are underwriting. This page sets out what can be checked about Nambiar Builders, what cannot, and how to run the remaining checks yourself.

The Company

The Registrar of Companies, Bangalore, holds Nambiar Builders Private Limited under CIN U45201KA2009PTC050747, incorporated on 26 August 2009, with its registered office on Marathahalli Outer Ring Road at Kadubisanahalli, Bengaluru. Three directors appear in the corporate filings: Ramesh Nambiar, Ratheesh Nambiar and Rajesh Pallikkara Kuttiyattoor. Behind the company are the three Nambiar brothers, Rajesh, Ramesh and Ratheesh, who founded it and have been developing in Bengaluru since 2009. Its stated line of business is the construction and development of premium and luxury villas and related real estate activity.

It is a private limited company, not a listed one

Online write-ups muddle this often enough that it is worth stating without any hedging. Nambiar Builders is a private limited company and is not listed on any stock exchange. No ticker exists, no share price, no quarterly results announcement, and no exchange filing for anyone to read.

What that changes for a buyer is the supply of information, not the quality of the building. Audited quarterly numbers, disclosed debt, investor guidance: a listed developer produces all of it, and a diligent buyer can read all of it. A private company produces none of it. What it does file is a set of statutory annual returns and financial statements lodged with the Ministry of Corporate Affairs, and anyone may obtain those through the MCA portal or through the commercial company-data services that resell them. On a pre-launch purchase the developer's balance sheet ought to weigh on your decision, and it should, so that is where to look, and the reading is worth handing to an accountant rather than taking from a summary.

The Projects

The firm's Bengaluru portfolio, as it presents it, comprises:

  • Nambiar Bellezea, a 110-acre villa community on Sarjapur Road, and the project the firm is best known for.
  • Nambiar Ellegenza, a villa development.
  • Nambiar District 25, a 100-acre township, also on Sarjapur Road.
  • Nambiar Millennia, an apartment development.

Read across the portfolio and the pattern holds, which tells you something useful in itself. The core competence here is the land-intensive, low-density, large-format product, villa communities and townships measured in tens or hundreds of acres, rather than the high-rise apartment tower. For a 76-acre villa scheme that is directly relevant, because work at that scale is a separate discipline from tower construction: it turns instead on layout planning, on road and services infrastructure laid across a large site, on phasing, and on the capacity to keep a long project funded to the end.

The Delivered-Area Question

A single figure, total square feet delivered, is what buyers usually ask for as a proxy for scale. No such figure appears here for this developer, and the reason is straightforward: the sources available contradict one another by a factor of several.

Two figures are in circulation and they cannot be reconciled. The developer's own website puts its delivered work at "over 2 million sq. ft." Several third-party property aggregators quote something nearer 12 million sq. ft. Both cannot describe the same quantity, and which measure lies behind each is unclear: delivered against launched, saleable against built-up, one entity against a group. Rather than pick whichever number reads better, the figure is left out.

Should a total delivered figure matter to your assessment, put the question to the developer directly: the number, the definition it rests on, and the project-by-project breakdown that produces it, and get the answer in writing. A developer able to produce that breakdown has told you something. So has one that cannot.

Bannerghatta Road Is New Ground for This Developer

Of every honest caveat on this page, this is the one that matters most. The built record of Nambiar Builders is concentrated on the Sarjapur Road corridor in Bengaluru. Nambiar Beverly Green at Bilwaradahalli is on Bannerghatta Road, and there is no delivered Nambiar project on that corridor for a buyer to go and inspect.

Reasonable buyers land in different places on how much weight that deserves, and the weighting is a judgement rather than a fact. The argument on one side is that development capability largely travels: a firm that has laid out and serviced a 110-acre villa community can do the same thing on another road, and the design, engineering and project-management skills go with it. The argument on the other is that execution is local, approvals from a different set of authorities, contractors and labour supply drawn from a different area, water and power arrangements particular to that site, and a customer base whose expectations are not the same. A first project on an unfamiliar corridor carries more execution uncertainty than a fifth one on a familiar corridor, and it is fair to price that in.

None of that argues for avoiding the project. It argues for inspecting what does exist. Go to Bellezea and to District 25. In a community that has been occupied for a few years already, look at the roads, the drainage, the upkeep of the landscaping, the service infrastructure and the quality of the common areas, a show unit tells you far less than any of that. Talk to the people who live there while you are on site. Nothing else available comes as close to showing what this developer's finished work at scale actually looks like several years in.

How to Verify a Developer Yourself

  • K-RERA portalrera.karnataka.gov.in lists a promoter's registered projects, their declared completion dates, quarterly progress updates and any complaints and orders against them. This is the single most useful public record on an Indian developer, and it is free. Check the promoter's other registrations, and specifically check whether declared completion dates were met or extended.
  • MCA filings, the company's annual returns and financial statements, filed under its CIN.
  • Encumbrance certificates, via Kaveri Online Services, to see registered charges on the land in question.
  • Court and tribunal records, consumer forum and RERA authority orders involving the promoter.
  • The delivered projects themselves, visited, at a normal hour, without an appointment.

What This Means for Nambiar Beverly Green

Two things are true of this developer at the same time, and a serious buyer should hold both. It is an established Bengaluru firm: more than fifteen years of trading history, a documented corporate identity, and a portfolio built specifically around large villa communities and townships. It is also entering a corridor it has not built on before, with a scheme for which K-RERA registration has been applied for; approval is expected by 20 August 2026.
