Two principal footprints carry the G+2 villas at Nambiar Beverly Green: 35 × 55 on a 1,925 sq.ft. plot and 40 × 63 on a 2,520 sq.ft. plot, each built out to between 3,732 and 4,638 sq.ft. of saleable area. The rest is common to all of them, four bedrooms, a private lift serving all three levels, covered parking for two cars, a driver's toilet and a separate domestic-help room with bath. Nothing here is a parcel of land to construct on: what a buyer takes is a finished villa standing on its plot.
Around them is a 76-acre master development at Bilwaradahalli, on Bannerghatta Road in south Bangalore, roughly 3 km from the Bannerghatta Nature Camp that Jungle Lodges and Resorts run. Inside the Villa
One idea runs through all four variants: a full family house on the lower two levels, and above it a terrace floor. A private lift connects all three.
Ground Floor
The living, dining and kitchen volume, and one of the four bedrooms placed at this level. Covered parking for two cars, a driver's toilet and a utility go alongside it. The domestic-help room with its own bath is not here, it is on the second floor, among the terraces.
First Floor
A double-height void opening back down into the ground-floor living volume, with the three remaining bedrooms arranged around it.
Second Floor, the Terrace Level
Terrace occupies the second floor. A multipurpose room or hall opens onto a celebration terrace, and past it are a wellness terrace, a yoga deck, a dance deck, a barbeque zone and a utility terrace. Outdoor space here goes onto this level rather than into a shared facility, which is the clearest point of difference between these villas and a conventional G+2 on the same footprint.

Setbacks and the Buildable Envelope
The margins these villas are built within come from the 150–250 sq.m band of the Karnataka Gazette, Part-IVA, Table 8, which both footprints fall into: 1.0 m at the front, 0.8 m at the rear and 0.8 m on each side. Applied to a 1,925 or 2,520 sq.ft. plot, they give the ground-floor footprint visible in the plans above; stacked over three levels, they give the 3,732 to 4,638 sq.ft. of saleable area.
Since the villa is delivered built, those setbacks arrive already resolved in the drawings rather than as something a buyer has to design around. Once registration is granted, the registered drawings on the Karnataka RERA portal are the binding record of them.
Phase 1 Villa Mix
Of the 76-acre master development, Phase 1 takes 36 acres and holds 298 villa plots. Most of those belong to the two principal footprints; intermediate and odd-shaped parcels, fewer in number, make up the remainder.
