The Phase 1 Plot Mix


Phase 1's Nambiar's Beverly Green plot mix comes to 298 plots arranged in five groups. The two principal footprints dominate it — 135 of them are 35 × 55 and 59 are 40 × 63 — with two slightly wider variants behind them, 36'9" × 55' numbering 30 and 41'10" × 63' numbering 10, and then 64 odd plots where the layout runs into its boundary. In every group the east- and west-facing counts run close to even, so orientation here is a choice rather than a queue. Published floor plans exist only for the two principal footprints; the variants and the odd plots have none, and this page says so plainly rather than implying that a drawing exists for every parcel.

Before anything else, read down the last two columns. A near-even east/west split in every group is unusual, and commercially it matters: where one orientation is scarce, the scarce side gets rationed and priced hard. Here both orientations exist in quantity at every size.

The Two Principal Footprints

Between them the 35 × 55 and the 40 × 63 account for 194 of the 298 plots, and they are the two sizes the villa design has been drawn for.

East- and west-facing plans of the same size are not the same drawing. The entrance, the stair and the service side flip over, and the saleable area consequently lands a little differently — which, because price is struck on saleable area, shows up in the figure you are quoted. Indicative pricing starts at ₹5.48 Cr for a 35 × 55 and ₹6.82 Cr for a 40 × 63, inclusive of the development and infrastructure charge and 5% GST, and excluding registration, stamp duty and maintenance. On top of that, east-facing and corner plots carry a preferential-location charge. All figures are indicative and subject to change — the current sheet is on the price page.

The Two Wider Variants

36'9" × 55' covers thirty plots and 41'10" × 63' ten. Each is a principal footprint given extra width; the depth is unchanged in both cases, so these are wider versions of plots the design already suits rather than a different product.

What has not been published for either variant is a floor plan, a saleable area or a price. The honest position, then: 40 plots in Phase 1 have a stated dimension and nothing else on record. If one of them is offered to you, ask for the drawing, the saleable built-up area and the price built on that area before you form a view — and do not assume the extra width goes into the house, because it may go into the side margin instead.

What the 64 "Odd Plots" Actually Are

Layouts get drawn inside a real site boundary, and real boundaries curve, angle and taper. Where the road grid meets one of those edges — at a bend, at a corner, along a diagonal — the leftover land is a shape that no standard footprint fits into, and that is what an odd plot is: a parcel whose geometry will not take a standard rectangle. Rather than waste it, the layout registers it as a plot in its own right. Sixty-four of Phase 1's 298 plots, roughly one in five, are in this category.

Odd here is not a polite word for bad. Boundary parcels are frequently the largest in a layout, they often have two open sides rather than one, and a well-drawn irregular plot can give a house a garden that nothing in the interior grid can match. The plot on the outside of a curve is usually the most generous of the lot.

What it does mean is that a standard drawing does not describe your house. All 64 of these plots are individual — in area, in shape, in the setbacks that apply along each edge, and therefore in the villa that can be built inside. Before committing to one, ask for four things in writing: the exact plot area, the dimensioned plot shape, the setback line drawn on that shape, and the villa plan drawn for that specific plot with its saleable built-up area. If any of the four cannot be produced, you have your answer about how settled the design on that parcel is.

Only Two Sizes Have Published Floor Plans

To be unambiguous: floor plans have been released for the 35 × 55 and the 40 × 63, each in east- and west-facing orientation. Nothing has been published for the 36'9" × 55', the 41'10" × 63' or any of the 64 odd plots. Between them those come to 104 of the 298 plots — a third of Phase 1 carrying a dimension but no drawing on the public record.

At pre-launch that is normal and it is not a defect. It becomes a problem only when it goes unsaid, because a buyer who assumes the 40 × 63 plan applies to a wider variant or to a boundary parcel is planning around a house that has not been drawn.

Facing, Corners and What They Cost

Facing is priced here. East-facing plots carry a preferential-location charge, and an east-facing corner carries more again — that combination is what produces the top of the quoted range. No such charge attaches to west-facing non-corner plots, which is why they set the "from" price. Since west-facing plots exist in every size group, choosing west facing is a real saving rather than a compromise forced on you by availability.

Which orientation is better to live in is a different question, and nothing above answers it. The answer turns on the room that matters to you, the hours you are actually at home and the way the plot is shaded — and it is settled by looking at the specific drawing, not by applying a rule of thumb.

The project is pre-launch. K-RERA registration for this project has been applied for; approval is expected by 20 August 2026 and no registration number has been allotted. 1. How many plots are there in Phase 1, and in what sizes?

Saleable area runs at about 1.84 to 1.96 times the plot area. The figures behind that: a 35 × 55 plot is 1,925 sq.ft. of land carrying 3,732 sq.ft. west facing or 3,782 sq.ft. east facing; a 40 × 63 plot is 2,520 sq.ft. carrying 4,627 sq.ft. east facing or 4,638 sq.ft. west facing.

5. Is east facing or west facing more expensive?

East facing. A preferential-location charge attaches to east-facing plots, and an east-facing corner carries more again — which is what sets the top of the quoted range.
