Ground Floor

Entry on this drawing comes from the east, opening straight into the combined living and dining volume, with the kitchen and its utility set behind it. One of the four bedrooms is marked at this level, which suits a household that would rather not take the lift or the stair to reach a bedroom. Toward the front of the plot the drawing carries covered parking for two cars with a driver’s toilet off it, and the private lift is shown at the core, running from here to both floors above.

First Floor

A double-height void that opens back down into the ground-floor living volume organises the first floor, and the remaining three bedrooms are arranged around it. Because of that void the plan reads as an open gallery instead of a corridor of rooms, and daylight from the upper level carries down into the centre of the house. The margins a villa here has to be built within come from the 150–250 sq.m band of the Karnataka Gazette, Part-IVA, Table 8, which both footprints in the scheme fall into: 1.0 m at the front, 0.8 m at the rear and 0.8 m on each side. Set those against the 1,925 sq.ft. plot and you get the ground-floor footprint the drawings show; stack that footprint over three levels and you get 3,782 sq.ft. of saleable area — a ratio of 1.96×.

The buyer never has to design around those setbacks, because the villa is handed over built and the drawings have resolved them already. One caution remains: saleable area and plot area are different measures and should never be compared directly.
